Florida’s Save Our Homes Portability rule lets you take your property tax savings with you when you move — and it’s not just for seniors.

If your current home’s market value is higher than its assessed value (thanks to the 3% cap), that difference — up to $500,000 — can be transferred to your next Florida home, helping keep your new property taxes lower.

To qualify, you’ll need to:
✅ Have (or had) a Florida homestead exemption
✅ Establish a new Florida homestead within 3 years
✅ File forms DR-501 (Homestead Exemption Application) and DR-501T (Transfer of Homestead Assessment Difference) with your county property appraiser

  • 💵 If they pay about $900 per year, you may be able to keep that same rate.
  • 🧑‍💼 Your agent should already be checking this for you. I always do.
     

The Savings Add Up Fast

  • 🚫 A brand-new policy today can cost up to $10,000.
  • ✅ Assuming the seller’s policy means:
    • ~$10,000 saved in year one
    • ~$9,000 saved every year after
  • ⏳ You only start paying once the seller’s policy expires.
  • ⭐ One of my clients now saves around $8,000 a year because we handled this early.

Even If You Aren’t in a Required Flood Zone

  • 🌴 Florida’s tropical climate makes storms unpredictable.
  • 🛡️ A policy around $1,000 per year gives you up to $250K in coverage.
  • 💸 That is less than $3 a day for serious protection.
